Fremont Lofts for Auction

So the Fremont Lofts are going up for Auction. So yeah I guess all I have mentioned in the past is Bullshit huh. Such great quality that they couldn’t even sell them themselves in over a years time frame.
If you search within this blog for “Fremont Lofts” you will come across alot of things I have wrote including the offers we had made when we were first in the house search. You will also see if you register on www.thefremont.com ‘s site to see the info for the auctions…
Units that we offered 185k to 200k for are now going to go for as little as 140k.

I must be slipping because I saw a few days ago people had found this blog because they were searching ” Fremont Lofts Auction” I was searching and searching and to no avail I never found info on it. Tonight my friend Robyn texts me saying ” I just saw a commercial the rest of the Fremont Lofts are up for auction” So Neil goes over and searches and there website has turned to an auction site. Units such as 211 that we offered 190k for now has a big value of 165k….Unit 242 that we were willing to pay what everyone else in that hallway for the same type unit paid and now they are trying to get rid of it for 140k.

So I have to say……Poor people who purchased awhile back because a unit hasn’t sold since December ….you are losing money…’
I may take a stroll to the Open House and see what is being said….They may not let me in…..But hell I GOT PEOPLE….

Also our neighbors friend Anthony stated he went and checked out the Kettle Brook and he agreed they are worth seeing . The Pictures along put it in another league of housing….the Fremont and the University Park do not at all compare….He agreed on the size factor, that there is far to many smaller units and they should build less units and more size……and keep up the amenities of each unit….don’t force a sale of upgrades…include it from the get go…..upgrades are a messy thing for a first time home buyer…. We just want the price we are to pay and go from there….Don’t say the vessel sink will be another 2k dollars” University Park did that and they can’t sell them because after upgrades the place cost far to much for the location…Fremont was sloppy and there was mold,bent pergo type hword floors….There was alot of little things like in units where the built a wall thru a window they just put some drywall in the old window hole…I guess it is a nice white canvas for an artist to paint ….righhhttttttttttttt

So pretty much….going to go check out the open house this weekend at the Kettle brooks….Like to know what the HYPE is……..

    I would like to share some insight into the Fremont Lofts since I live there and have read your posts. The Fremont Lofts has 97 units, 74 of which have sold. This market has been very difficult and the fact that 74 of these are accounted for is amazing in itself. The Fremont won best loft conversion of the year by Builder Magazine… one of only 22 awards in the nation. The units themselves are loaded with ammenities and the value is unparalleled to anything I’ve ever seen. I happen to love living here and so don’t all of the other residents. I was recently in a meeting with the company that is auctioning off the remaining 23 units and he has guaranteed us that not one of the units will sell for the minimum bid price….that is simply a starting point. Typically, units sell for 30-35% more than where the bids open.

    see it seems you have not read my other entries..I know everything you just wrote. So you moved here from Quincy…Hum intresting. God I love google. Anywho…
    30-35% would be the orginal asking price and they could not get it then they will not get it now. They are telling you what you want to hear..that is the min big and people expect a min bid unless it s a bank buying the property which with the HUGE rate of properties up for Auction it seems only banks have been making bids..
    Maybe you should educate yourself on the housing market Mr Quincy Mass…
    And I feel bad for the owners at the Fremont…The Kettle Brook will blow your aways….good bye to resale…Go take a look they have open house Sat and Sundays from 10-6pm….

    All, please read Crystal’s postings carefully and notice how she has an extreme bias against our building. This is because she did not receive a deal on the unit she requested. She wanted to live at Fremont, but felt rejected by the sales people. None of us got a discount. The units in the building went for asking. There were no deals. The auction is a fantastic opportunity to get a deal and become an owner of a beautiful unit in a building full of wonderful, hard working people. I love all of my neighbors. We have dinners, parties, watch sports games together, help with home improvements, etc. It is a true community. Everyone has such pride of ownership. Also, I have had 0 problems since the first few weeks. All of which were very minor, and resolved immediately. This is not always the case with new construction. Despite what she has written, the build quality and materials are terrific. Come see for yourself, don’t base such an important decision on one person’s blog. I have posted reasonable, intelligent, fair responses from an owner’s perspective in the past only to have them removed by Crystal (how courageous). You can get an accurate picture of where Crystal’s biased opinion comes from by reading her previous posts about Fremont from the beginning. She is bitter and taking it out on good people. She has learned that being provocative on the Web means a coveted higher spot on Google. She neglects that her words paint an unfair picture of a wonderful place to live. Before you turn away from the Fremont lofts, come by and see them. Talk to some of the owners and challenge them face to face about the building. I can assure you that you will get an honest answer. I am certain that most of you won’t have the chance to read this as she will most definitely prove me right once again by removing this post. If you have a chance to read this before she deletes it, notice I have not once called her a name on her blog, or been unreasonable. This has always been my approach. Thus far it has not generated a meaningful response. As I said to her personally in an e-mail, the fair response to the auction news would have been:

    “It looks like the rest of the Fremont places are up for auction now. I wish them the best of luck.”

    That is not the direction she chose, use that as a guide as to how seriously you should take this blog.

    Crystal, please prove me wrong by leaving my post here.

    I can understand your point of view. I don’t think anyone, Crystal included, is saying there is anything wrong with living at The Fremont Lofts or Worcester in general. In fact while visting the premises on several occasions we liked almost everything that we saw.

    Besides buckling Pergo type floors in some of the units and a less than perfect job reconstructing some of the brickwork around the windows the interiors of the units were nice. Nobody said Th Fremont didn’t give you a nice slate to work with. The fitness center is a great plus as well.

    We found the lack of personal outdoor space to be a major negative. The courtyard is a bit underwhelming. The walls didn’t seem that thick, but once again we didn’t have a problem at all with the building itself.

    Basically in November and December of 06 the builders were not willing to face facts and accept that they had to change prices to reflect the market as it was at that time. The offer(s) we made were flat out rejected as the builder did not want to drop $10lk to $15k off asking price.

    Instead both units that we made offers on in November have remained unsold for the past 5 months and are now going to auction at $30k less than what we offered. Sorry if you think we don’t have a right to mention it.

    Instead we ended up in a great old converted 2 family with 400+ more square feet than we would have had at The Fremont, an 8 foot by 20 foot deck off our backdoor with a grill, tables and chairs, city views, trees, birdfeeders etc.

    I know if I bought a unit a year ago for $199k and similar units were going up for auction for $30k less than I paid I would want to put on a happy face, but take off the rose colored glasses and see that the area is saturated with “lofts” at the moment.

    first of all, I am really quite suprised that anyone would drop that kind of cash on the single level units..we went here to the open house about a year ago and we actually really liked the two level units a lot….however, at the time, they were asking around 320K for a 2 level unit….PLUS the condo fee of about $350 per month. YOU ARE A MORON if you paid that for that type of place in Worcester….don’t get me wrong..the two level lofts are nice…I especially like the one now that is the model…I think it’s apartment 110. Just for giggles we went back last week to the open house again and the same two level units they were asking 320K a year ago, are now down to about 250K……even at 250K, with that 350 a month condo fee….it’s way too much (and this is the two level units I’m talking about). I would never even think about the single level units……there is just too much competition now..for 250K you can get a pretty nice house with a backyard and no condo fee…so even at 25OK, we were not interested. Now, if they drop the 2 level units again, maybe down to about 190K and make the condo fee about $150 a month……..that might be appealing. Another problem I had, was being from Worcester originally, I really had a problem with coming “home” to Cambridge Street every day…..I knew in advance, that would eventually completelyl bum me out.
