Fremont Lofts for Auction

So the Fremont Lofts are going up for Auction. So yeah I guess all I have mentioned in the past is Bullshit huh. Such great quality that they couldn’t even sell them themselves in over a years time frame.
If you search within this blog for “Fremont Lofts” you will come across alot of things I have wrote including the offers we had made when we were first in the house search. You will also see if you register on www.thefremont.com ‘s site to see the info for the auctions…
Units that we offered 185k to 200k for are now going to go for as little as 140k.

I must be slipping because I saw a few days ago people had found this blog because they were searching ” Fremont Lofts Auction” I was searching and searching and to no avail I never found info on it. Tonight my friend Robyn texts me saying ” I just saw a commercial the rest of the Fremont Lofts are up for auction” So Neil goes over and searches and there website has turned to an auction site. Units such as 211 that we offered 190k for now has a big value of 165k….Unit 242 that we were willing to pay what everyone else in that hallway for the same type unit paid and now they are trying to get rid of it for 140k.

So I have to say……Poor people who purchased awhile back because a unit hasn’t sold since December ….you are losing money…’
I may take a stroll to the Open House and see what is being said….They may not let me in…..But hell I GOT PEOPLE….

Also our neighbors friend Anthony stated he went and checked out the Kettle Brook and he agreed they are worth seeing . The Pictures along put it in another league of housing….the Fremont and the University Park do not at all compare….He agreed on the size factor, that there is far to many smaller units and they should build less units and more size……and keep up the amenities of each unit….don’t force a sale of upgrades…include it from the get go…..upgrades are a messy thing for a first time home buyer…. We just want the price we are to pay and go from there….Don’t say the vessel sink will be another 2k dollars” University Park did that and they can’t sell them because after upgrades the place cost far to much for the location…Fremont was sloppy and there was mold,bent pergo type hword floors….There was alot of little things like in units where the built a wall thru a window they just put some drywall in the old window hole…I guess it is a nice white canvas for an artist to paint ….righhhttttttttttttt

So pretty much….going to go check out the open house this weekend at the Kettle brooks….Like to know what the HYPE is……..

bored…alone….sometimes confussed….GRoWN Up!!!! Yuck. Why did I let this happen…Who the fuck am I……it isn’t me anymore when I look in the mirror….When did getting a house fixed up…Going to an Antique Flea Market and Sunday Morning grocery shopping become my exsistance….Fuck
I’m stuck……I let time dictate where I am in life……Now my goals are showing my peers at work that I am really good at what I do…about time I suppose that I took pride in my work…in something I do for 8 hours a day….but in the same sense….what does my job have to do with me…
Nothing really……there is the at work me….much more consivative then the at home me…..believe it or not….
i need to find ME again….I need to find the girl who was MS C…….She was pretty kick ass of a gal…

Over 600 foreclosures in Worcester Country in the last 60 days

So the amount of foreclosures in the state has not went down. At this time in Massachusetts there is 4610 foreclosures started in the last 60 days. over 600 of them just in Worcester County.

Every weekend Neil and I read the newspaper and look at the houses, duplex and loft complexes for auction and it kills us that the banks buy then resell when the going price we , if only we had a tad more money could buy and do something with ourselves.

I have been very interested in a CO-OP type housing. Where we live right now is a condo but the feel of a Co-Op housing. For More info on Co-Op housing click here :)
With this all people would go into together as a business deal more then individual condo units. I would love to buy this building in downtown that currently has 6 1 bedroom apts, 4 2 bed room and 2 3 bedrooms, plus retail space downstairs. For 400k dollars I could buy this place and for another 100k in upgrades and repairs make it a very nice place to live.

From months and months of looking at places I know what people are looking for. Outdoor space is very important and a great selling tool. So make either a community roof garden, an area where you get to know the people you spend your .5 acres of space with. Community is very important, you want to feel part of something.
Also a home with character, the home does not have to be 200 years old to be unique. Think outside the box….

Anywho…..looking thru the foreclosures in mass and there is some really nice places that only the banks will end up bidding on. How sad

Thanks VLOVE29 for sharing your visit to the Kettle Brook, from your pics I am impressed too and may have to go by there this weekend and take a look. The amount of smaller units does still make me shake my head but the Kettle Brook looks like they have not skipped one detail.
I hold true to my feelings that another Loft/Condo does not yet need to be built because it is not a Build it and they will come city here in Worcester. But good job Kettle Brook.

VLOVE29- thanks for your input, I try to know as much as I can, but there are people who know more then I. Thank you again, because “B” does read my blog a great deal.
As for the brook…I live across the street from that same brook. It is small right now there is more water in it because of all the rain we have received.
I live 500 feet from the Kettle Brook Lofts so I see them each day when I go by. I need to go see their tour very soon.
As for the Bancroft it is about Location…..if they continue forward to City Square then it will be in the middle of everything. Then again I have seen apartments in NY & Boston that are hideous and you get ripped off for far more then what you would pay in Worcester. But then again we are in WORCESTER. There is still plenty of good real estate and rental properties…
I think we need to start a Worcester Living website to have a safe haven for everyone to post…

In response the the previous poster – I currently live in Bancroft Commons. The location is great. As for the quality of apartments, the walls are paper thin, literally no insulation (studs and dry wall). This made for fairly high heating bills in the winter. The Mayo group is the development company in charge of the renovation and it’s quite sad that workmanship is poor and the building itself has so much potential. I honestly think you can get a better deal elsewhere.Ms. Crystal,I took a look at the Kettle Brook lofts yesterday. They had a “pre-grand opening” showcasing the two lofts they had open. I was definitely skeptical about the location (Worcester/Leicester boarder), but was impressed by the quality of the workmanship in the lofts – top quality materials, good attention to detail. The two they had open were both ~750 sq.ft. The building actually does have a creek running underneath it which was pretty cool. I actually spoke to the developer and the designer just to get a feel of their vision. I must agree with you, with regards to square footage; they really should have less lofts with more square footage rather than the reverse. A ~1000 sq.ft loft will run you around 180-190K – a little more if you want a terrace with a water view (pretty cool I must say). I just hope the developers continue the quality of work throughout the entirety of the project and not cut corners like the Mayo Group has done with Bancroft Commons. “

I thank you for that.I am a student that will be attending both UMass and WPI. I have looked at different places for rent. I have seen the Bancroft Commons on 50 Franklin St. I have also read your article about University Park having openings for rent.Which would be a better area to stay in, Bancroft or University Lofts?How safe is the area on 50 Franklin St.? Rent starts from 650 for Studios and up to 1200 for two bedrooms. Is that price range worth it? They also have across the street parking for 50 (outdoor) and $80 (indoor). Please provide me with your opinion regarding this. If you have any other places you suggest please let me know?Thanks :)

Well as far as the Bancroft and University Place there is no compassion. They are both different in so many ways.
Bancroft Commons across the street from Worcester Common and the City Hall is historic. The apartments have “Character”. Most still have old heating systems too, but hell what a great little location. You are next to the Worcester Public Library downtown and an easy bus ride to near by areas. As far as parking the closest safe parking is two blocks over and how my BF would ask me ” do you really want to move into a unit where you have to carry your groceries 3 blocks to get them in the house?” We were looking at the Franklin St Condos on the corner of Franklin & Main St. the stucco and green building. Spacious and very well priced. But the parking was an issue.
As far as the University Park lofts I have to do some slothing to see what the prices will be for rentals. As rentals they should do fine being a block from Clark University, They are new…pretty and the character is all in the windows…The windows are amazing. Right next door is the Royal Grand “loft” apartments in Worcester on the corner of Grand & Illinois st. They’re good for one person and I think renting there would be a good option. As long as they keep good people in them…..I think that would be your best bet.

Do you need to stay in Worcester. Always look for rentals on the west side of Worcester and stay away from Vernon hill. Easy as that. Cause the great thing about renting is that you do not need to be in love with everything in the area because it is not permanent.

Real Estate Update.

Ok University Park Lofts what are you doing? You are now renting out units!!!!! Wow how much will that run I am curious. Everything is a fill in this page and we will contact you with info .
They now list the price on the website starting at the 130′s to the 240′s .
I think the higher priced lofts have to come down a bit more. There is not enough sq footage and it is evident that people in the Worcester area do not find value in the 5th floor versus the 1st floor. Just give them an acceptable price and they are happy.

Seems the Fremont is still selling units, because I go to the website and they have not updated much lately, still stating the “Best deal of the New Year” 1 more week until May people.
LAMN is all I can say.

Then there is just 500 feet up the road from us 3 different construction projects going on.
We have these Attached single family , I think they are nice I will need to get the website for them. The Realtors website is THIS. But no matter how much slothing I do I can’t find this property. Maybe they are not all listed.
Then there is these townhouse on the hill LINK HERE. They seem cute but overpriced for being right on RT9.
Then of course the Kettle Brook Lofts… I really hope that contractors and developers are thinking about this. I know they need to make a living but hell I do to and my job is based on people moving. So when people are buying we can then make our network of movers busy.

Adventures in the WOO

Watching the rain come down on this bitter cold & wet Sunday Evening. Who knows it is all over the news you know? See half the reason I hate 7 at 6pm or 4 6 o’clock news. Give me a break cutting over to an “interview” with a 7 year old saying ” shucks, I can’t ride my bike because of all the rain”

Hum not sure if you remember Oct of 2005 when we had 8 days straight of rain, no hold up. Yeah bitch then, not when it screws up your Sunday little league practice.

Anyways you can see I have some time to write so I am being overdramatic.

This weekend was a fun, productive, sleep inducing weekend. Something I have not had in some time.

Anywho!!!!

Friday night was a chill night,they usually are since Neil works on Saturdays. We went to the 1st New England Surge game against NJ/NY Revolution. Both teams were 0-2 so someone had to break there losing streak, and it wasn’t the Surge.

See my thoughts before the game even started was, Damn the Surge Players are all BIG DUDES and the Revolution where stout Brooklyn Italians. This should be fun rightttttttttttttttttt?

I do like the fast pace of Arena Football, in regular Football you could run to get a beer, bathroom trip and buy a Team T-shirt . In Arena Football you leave for 5 minutes and one team has scored 21 points. So yeah retraining my head to pay attention because on a 50 Yard field you can miss alot.

So towards the end of the game, the announcer came down section “107″ and asked “who wants a complete makeover” I was like “me, me ,me”. So he of course picks me…Neil and I are told to follow him to the 1st row. I was then to be presented the “certificate” and asked a couple questions. I do not like making an idiot out of myself in front of 5k people. Anyway we left right before the end because we were already 15 minutes over our Dinner Reservations at Bocado.

Dinner…….yumms

We went to Bocado finally, I have wanted to go since 2 weeks before they opened, but Neil always wanted to go with other people. Being a Tapas restaurant you order many different “tapas” -Apps to share and enjoy.

So we just made it at the time Bocado was going to give our seats to someone on the waiting list..

We sat and decided on some things to start with.

We ordered:
Queso De Cabra Con Miel, fried goat cheese with Almonds & Honey.

Can you say my favorite combination of taste that I never knew were my favorite.

& Chorizo Leon Herradura – Chorizo need I say more.

The Huevos Cangrejo De Diablo

Not the best combination of Crab and egg

Lomo Con Higos- perfection pork with fig and blue cheese. I always think that fruit is a wonderful taste with pungent blue cheese.

Patatas Asadas Con Ajo- the potatoes where cooked to perfection tomato Aioli.

Delightful, fun on the tongue.

Also the more expensive of an order the:

Hamburuesas de Atun, yummy small tuna burgers.

Then some:

Bola De Arroz Frito Frier Con Mozzarella

Rice and cheese, deep fried…Nothing run with that, yet very crisp and not greasy.

Drank a pitcher of Sangria during the festive eating..

Finished the evening with Some Churros Y Chocolate, Ummmm

I rate Bocado in the top 5 places I have ate. When you want to preserve that taste for hours upon leaving. Great atmosphere and fantastic service….

Both this and Block 5 are owned and operated by Michael Covino. Both places I feel are fantastic and gives you the Boston feel for Worcester dollars. At Bocado you could spend as little or as much as you like. We left with a bill we were more then happy to pay.

Love it Love it Love it.

Today being the rainy Sunday that everyone likes to complain about, Neil and I got alot done on the condo today. The party is next weekend and needed to get some work complete.

I am bad so bad.
This is my 1st entry since the 1st day of the new job. I have been busy and tired. A lot of changes occurring in life and the sad thing is I let my blog go…Sniff Sniff

Hum what is new?
First of all I love, love love my new job. Challenging yet non stressful.
Neil and I are getting the finishing touches before the housewarming party next weekend.
There is going to be a lot of people there, good thing we have 1300 sq feet of roaming space

Not mush else. Going to see the Worcester Surge tomorrow at the DCU center tomorrow night, Worcester’s own Arena football.
More to come this weekend..
