It is amazing that a few people think my little blog here could cause so much damage to there lives.

So I have had two different people email me to my Google email ( P.S. I never check that one) stating that I am hurting the people who currently live in the Fremont Lofts. Yes I pride myself that my post come up in the top 5 Google searches each week, this was how I was mentioned and published in the Worcester Mag.
But here it is….
I am not sorry my post state the truth.
I am not sorry the people that bought a unit there are soooooo going to loss money on those units far before they will gain any.
I am not sorry that people take what I write that much to heart, I am just a 27 year old gal who has a huge interest in the city I live in and I worry about housing values down the road and the more that becomes the norm in this city the harder that is on everyone that lives here.
There is so many units still for sale at the University Park Lofts. I work with a women who is business partners with Katheryn the developer at the UP lofts. Bad choices I would say in sizes of the units and making the upgrades so expensive. These condos are a 5 minute walk from the worst part of Main South. People will buy them and rent them out to Clark students…
The person whom I emailed back and forth with was not very educated in the fact that there was plenty of people that bought pre construction at the Fremont that turned around and put them back on the market.
So yes flipping has occurred and the guy who did so his name is BOB. he owned units 204, 203, 303 and 304.
I think he has sold all but 204. That was our favorite unit except the floor plan sucks. It is 856 sq feet of a rectangle. Wonder why it is still for sale on CL as ” SOHO style loft” He thinks he can ask more then the Fremonts sellers for a unit because he put in $1500 for blinds for the windows and 600 dollar washer and dryer. So I think I may know more then most people. I should have been a reporter….well i kind of am….For my own dear blog.

It may have been “unamerican” for me to erase the comments made by this person but only after I erased them did this person come forth with a name…. Saw his Myspace page….. He suggested we would probley become friends if we were to just meet out in the world….Nah I don’t think so…..
So it seems that the Kettle Brook Lofts finally have there website up and going.
Yesterday Neil and I were driving back from work and we spotted the two not so impressive Billboards on 290. Yes waterfalls and the land around the future home of the lofts is pretty damn nice.
But here we are February of 2007 and the University Park Lofts are not selling, there is still plenty of units at the Fremont and the units at the Winter St Lofts. They are building 109 new units in Worcester.
These are about 1/4 mile from my home so I know the neighborhood. I will state that they are more in Leicester then they are in Worcester. To get to the highway will take you some time and it seems young singles or couples that will buy some of these very small units will not like that there is nothing close by. Oh wait a new Super Walmart is going in on Rt 9 in Leicester.
So the pre construction prices have been posted.

So there is units that are in the 500 sq foot range. OK developers…. This is Not Boston or New York. Real estate is not that expensive. Why must you even sell units that small. Oh because it is water front and a single may like the fact they can get “loft living” for 119k dollars.
See the problems I see here is like University Place, far to many small units instead of making less units and selling them for an even amount, you wanted to be able to state that these “lofts” and I use that term loosely are affordable and the average person can buy one.
Shame Shame……
They do have some very nice features that they are stating on the website that it will have a wine cooler/fridge in the center island, that some units will have the option for a swivel Flat screen in a half wall.
I do think your rates for the condo fees seem very good. But again this is all pre construction. So once the real work gets started we will see how much changes in the sense of the options, extras and what the “lofts” look like upon finishing. The big units that are self contained….will never sell. Ask the Fremont who has a whole 1st floor of very awesome lofts, with a 2nd floor loft. They can’t get people to pay that price for a unit in this city.
As soon as more is done I will be visiting the lofts, checking them out and keeping up to date with my findings. Because unlike a very ugly person who likes to leave ugly comments, I have done my homework and this is fun for me. I know more about the Worcester housing then most people who have lived here for years.
But Kettle Brook lofts does need to realize that they state on the website that ” the average citizen can afford loft living” the average citizen does not like LOFT living. I love it, but there is a place and time for everything and another 109 units will be a crunch in the city of Worcester. The people in general are just not ready for it. It is not New England enough. Boston can have lofts because most people working and living there are not from Boston, they are not narrow minded, old fashioned in there taste or conventional. Here in the Wooo….most people have lived in this area most of there life. It is far to progressive for the style of the “New Englander”

Waiting to hear from the lawyer about the crazy long Condo Docs that have finally made there way to us. They need to be looked over and amended.
Waiting to hear from the insurance company in hopes that the car is in fact a “total loss” and I can get a move on things so when Neil’s folks get back I will have a car, I may have to rent one while this all gets figured out.
waiting to hear back from the Toyota dealership about the car I want to make sure they still have it. Another new car , this one will be accident free and well loved.
This is just all happening at the wrong time..
At least I have my Neil who is wonderful and great and understands that I am just a wreck right now not knowing what is going on and seeming to have to much on my plate at this moment.
Yesterday we took the day off from home improvement ( even though we have so much to do if I want to have the housewarming party in March)
We went to the Aquarium and then to the new and improved ICA in Boston. The building stands out there on the Harbor but it sure could be missed. There is no big sign saying “ICA” just a small vinyl sign on the fence at the parking lot. Maybe it is the minimal of the museum to not have a huge sign… Just a Parrot phone…

more...So I got in a car accident yesterday for anyone that doesn’t know yet. And no it wasn’t my fault.
I was just getting on 290 from the 146 on ramp and a car had broken down in the middle lane. I didn;t see this because in Massachusetts everyone must drive a god damn SUV. All of a sudden like 15 cars brake lights came on and everyone came to a stop and a few cars veered to the left. The SUV in front of me came to a very sudden stop and I did to, but my car didn’t stop. So there was three cars that are on the report and no one received a citation.
But my fucking car is totalled….still waiting for the insurance appraiser to go look at it, but there is no way they can fix this car for less then what it is worth.
The engine components are all up against the dash portion of the car, the hood is folded in half and my car was allllllll over 290.
Amazing at 30 miles per hour how much damage can occur.
Lucky I have Neil’s car for the week coming up because his folks are in Jamaica and he borrowed there Jeep.
We will see by Tuesday I hope if my car is a total loss or not…if so I take my lilly white ass down to Westboro Toyota and get me a cute like Toyota Yaris that I have been eyeing since they cam out…Hum a car that is 7k less then the car I just crashed and my payments will cut in half…
Wish me luck and wish me a “total loss” car
and yes I am fine…….no cuts or broken bones…I know that is all that matters but then again you where not the one on 290 in 8 degree weather crying your eyes out over your totalled car…

Been spending weekends painting, decorating and getting the place to our standards…Still very much work in progress, need lots of art shopping and then will be good.
Been trying to get my hands on a 1901 Gustav Stickely Morris Chair to go with our late 1800′s home. As you can see eveything in it is new. But the huge over 800 Sq feet of just open space plus 2 bedrooms, walk in clost and 1/2 baths….
Over 1300 sq feet is great in a Condo….

Seriously sounds like a used car dealership not a high class Loft community. That is the gimic that the Fremont lofts are using. what a joke.
So I figured I would just put a new post up regarding a commenter on my Fremont Lofts discussion.
I am far from bitter and I feel that Mr or Ms Anonymous needs to come out and prove that they are someone other then a Coldwell Banker Realtor that is pissed because people are seeing the Fremont Lofts for what they are. A waste of money.
I will post a few pics of some of the units one of them is unit 239 and sad to see it finally sold, I am sorry for the people that will never know that the mold was taking over the laundry room. Or Unit 242 which will never sell has floors that bubble up.
I have the most beautiful of homes now so there is no propaganda or bitterness.
If this person truly is one that lives in the lofts I think they feel bad and need to jump to challenge because they bought into something that they will loss money on, the values have went down already quite a bit and good luck refinancing in the next couple years, they won’t even touch it because you will owe more then the house is worth.
I would love this person to share pics of there unit, there interactions with the “neighbors” I think the whole 2 months we were looking there and doing mass amounts of homework on the units, knowing how much every unit was worth and what they have sold them for. We went to the Fremont Lofts in Worcester a good 8 times, each time spending a few hours there looking, taking pics and realizing that it was not a good investment.
We never seen anyone interacting, or being neighborly. We didn’t get to meet anyone or see there units .
We looked about 15 lofts between Rhode Island and Mass and we saw community in lofts that were newer then The Fremont in places like Brockton where the people living in the building had a huge Halloween party and had every Friday night get together in the common room.
If I think “Community” it is not the Fremont Lofts it is the Soco Lofts in Brockton.
Still Lofts do not seem to be making it very well in the Worcester area and that is ok..I will buy a loft in a much better city when I plan on being there for awhile, because not hey are not for everyone.. but I have always wanted to live in one.
There is far to many open non purchased lofts in the Worcester area. I would rather live above Bocado in the Winter St Lofts, by the way they are not selling either. What a shame they are in the heart of Kelly sq known for many years for its fine baked goods and Hotel Vernon.
The only lofts in the city that have sold thru are the Biscuit Lofts and how could they not,they are right in the heart of Shrewsbury St. The thriving neighborhood with some yummy restaurants and cigar bars.
I 100% believe in bringing life to Worcester, that is why I moved here and that is why I have hope in it as a city, but there is plenty of bad choices people can make in there housing. I am a SME in the housing of Worcester. I do my homework and I think others should too. But I am always happy to share what I have learned.

73 units sold means they still have over 20 units not sold. That does great things for Condo Fees and resale value.
“Why do I want your unit when I can still buy one that has never been lived in?”
Here is the link to there website that shows there units on the floor plan. This is for the 2nd floor, where most of the available units are still for sale. Do what I did I printed out the floor plans of the building and put in the selling price of each unit. Like Unit #210 sold for 197k and they would not take less then 209k for unit 211 which is the same style and sq footage.
All I say is do your homework!!!!!!!!!!!!!
Not sure how these places pass inspection.
So yeah take what Mr. or Mrs. Anonymous states and go take a look, fall in love with the vaulted ceilings, the cematary across the street, the 20 foot walls ( must be fun to paint) and all things to do with The Fremont Lofts.
But follow that initial lust with hours of research.
Yeah I loved that they have a fitness center but then again I just bought a three bedroom place that now has a workout room and I only have to share it with one person. 5am workouts on 2 elliptical and treadmills must suck.
Take a look around, we saw plenty of beautiful places in Worcester but we feel in love with the place that had everything we loved instead of some vaulted ceilings…

While I am on the Loft chat, wow how many hits I will now get for the Fremont lofts that I have mentioned the name 20 some odd times in here. I’m sorry Coldwell Banker that I am contributing to the loss of sales. Sniff Sniff, how will I ever live with myself.

I am sorry to the people that will have to live there forever because they will not be able to sell.
I’m sorry to BOB the man selling his unit 204 on CL as “ SOHO STYLE LOFT” for more then they are currently selling unit 242 for. Yes I agree that they have a view of the cemetery and it is a “corner” unit . But it is just over 800 sq feet and rectangle. He threw in 600 dollar washer and dryer and blinds, yeah the blinds are a nice touch since the windows are huge and they cost about 300 to buy. But 183k is still to much in todays market for such a small space. Part of the view is also a very ugly distressed 3 story public housing apartment. This is still South Worcester People!!!!!!!!
All I say is people do your homework and do not jump to quickly.

This unit also had flooring – Pergo that was not flush with the floor.
I have many pics both nice and bad of the lofts because at one point before I did homework I wanted to live there too.
But far to big of an investment to just chalk it up as a loss if and when it losses value.
The Worcester Magazine found it important enough to print my comments on housing in Worcester, so thanks to them I am getting more traffic.
Soon I hope to see what is coming of the Kettle Brook Lofts down the road from me.
They have no info at this point on there website just a screen that you enter your contact info and they get in touch with you. Wow there was enough for them to say for Worcester Magazine but not enough to start an informational website.
So both Neil and I were featured in the “BLOG LOG” section of the “Worcester Magazine”.
I am very glad that it was a section of what matters to me. Since starting to look for homes I have almost become obsessed with the housing market. I also have looked into the future of Worcester and where it will hopefully be in the next few years.
So check it out and big ups to the Worcester Magazine for publishing it. I feel special !!
